How much does block management cost?
Every development is different, so our management fees are tailored to the building and the level of service required. Factors such as the number of properties, complexity of the development, facilities, management responsibilities and level of on-site support can all affect the cost.
At Boleyn Property Management, transparency is important to us. Our proposal clearly sets out our management fee and the services included, so you understand what you're paying for from the outset.
Are service charge funds protected?
Yes. Residential service charge monies are kept separate from Boleyn Property Management's own funds and administered in accordance with the applicable legal requirements.
Clear financial records are maintained for each development, providing transparency over service charge income and expenditure.
Can we switch managing agents mid-year?
Potentially, yes. The process will depend on your existing management arrangements, including the termination provisions and notice requirements within your current agreement.
As part of our initial review, we can look at your existing management arrangements and help you understand the practical steps involved in moving to Boleyn Property Management.
What happens during the handover from an existing managing agent?
We take the lead in coordinating the management handover. We'll liaise with the outgoing managing agent to obtain the information and documentation required for the ongoing management of your development, which may include financial records, service charge information, contracts, compliance documentation and other property records.
We'll keep directors informed throughout the process, with the aim of making the transition to Boleyn as straightforward as possible.

Do you manage Right to Manage and Resident Management Companies?
Yes. We work with Right to Manage (RTM) Companies, Resident Management Companies (RMCs) and freeholders, tailoring our service to the responsibilities and requirements of each development.
For RTM and RMC directors in particular, we provide ongoing guidance and support to help make the responsibilities of managing a residential development as straightforward as possible.
Do you work with smaller developments?
Absolutely. We work with residential developments of different sizes and tailor our management approach accordingly.
Smaller blocks deserve the same level of professional management, financial transparency and attention to detail as larger developments — without paying for unnecessary services they don't need.
How often do you inspect developments?
Inspection frequency is agreed according to the needs of each development and the management service provided.
We carry out scheduled site inspections to monitor the condition of the building and communal areas, identify maintenance requirements and help ensure issues are addressed proactively.
Additional visits can also be arranged where necessary, such as following significant works or where a particular issue requires further investigation.

What areas do you cover?
We primarily manage residential developments across Hertfordshire, Essex, London and the wider South East.
Our approach is based on providing responsive, hands-on management, so we consider each new development individually to ensure we can provide the standard of service we expect.

How quickly do you respond to maintenance issues?
We believe good block management should be proactive, not simply reactive.
Maintenance requests are assessed according to their urgency and managed through to resolution. Where an issue requires urgent attention, we work to arrange an appropriate response as quickly as reasonably possible.
Just as importantly, regular inspections and forward maintenance planning help us identify potential problems before they develop into more expensive issues.
